Altam Partners s.r.o. is a real estate and consulting company whose founding members are Emmanuel Gluntz, Michaela Meisterová and Kateřina Horiszny.

The company was founded on the foundations of the original real estate agency Altam Real Estate s.r.o., which was founded in 2017 by Emmanuel Gluntz. Due to Emmanuel's 30-year professional history, the original company focused mainly on the commercial and investment real estate market. Over time, the demand from loyal creditworthy clients to deal with private residential real estate also grew.

In 2020, Emmanuel added Kateřina Horiszny to his team, who worked in various sectors of the luxury segment for over 15 years and was very well versed in the private clientele environment.

During 2022, Emmanuel and Kateřina were joined by Michaela Meisterová, who has almost twenty years of experience in the field of development and the real estate market.

The company ALTAM PARTNERS s.r.o. was established for the purpose of providing comprehensive consulting and real estate services to its clients, which include foreign or local investors, multinational or purely Czech funds, corporate clients and corporate enterprises, and last but not least creditworthy private clients with specific requirements not only for expertise, but also for maintaining confidentiality of information, personal approach and a high level of negotiation and presentation.

Our team

Michaela has been active in the real estate market for almost 20 years, since 2003, when she started with foreign investors dealing with long-term leasing of office and business premises in the positions of Marketing and then Business Director (she was in charge, for example, of the Hall Office Park and Rosmarin projects for the Illuminus Group or Jungmann Plaza or Pankrác House for Lordship Estates).

After several successful years in commercial rentals and one-year cooperation with Hl. by the City of Prague for the restructuring of the municipal enterprise Obecní dům a.s. and its rental policy, from the position of General Director she started working for the family development companies Doma je Doma and Moravská Stavební a.s. In recent years, she has devoted herself not only to individual residential projects property-related to MSI, but also to the search for investment opportunities for other development groups. In the years 2020 – 2022, she collaborated simultaneously with the international real estate agency Engel&Voelkers in the residential and investment department, where she was responsible for the sale of the most expensive villa sold up to that time within the company's portfolio.

Emmanuel is an experienced real estate investment and asset management professional with a long track record of successful business success within Central and Eastern Europe. His 25 years of experience have enabled him to gain knowledge in a wide range of real estate operations in the field of retail, office, logistics and residential assets in five Central European countries as well as in the Czech Republic. Since the founding of ALTAM Real Estate, it has collaborated with renowned national and international corporations on various real estate projects of varying complexity in the Czech Republic.

Prior to that, Emmanuel held regional positions at JLL, Klepierre, AEW and Sogec, among others. Among his responsibilities was the comprehensive management of real estate portfolios across Central Europe worth billions of euros. His strength lies in his network of quality contacts, which he can use to evaluate opportunities in and out of the market.

Emmanuel is also Counselor for Foreign Trade (Conseiller du Commerce Extérieur de la France) of the French Ambassador in the Czech Republic. When he's not negotiating deals, you can find him on the golf course or riding a horse.

Kateřina started her professional career very early in her parents' family businesses. This foundation enabled her to understand business from A to Z. For years, she took care of the export-import of luxury food products from all over the world in the family business, which were eventually sold to 5-star hotels and restaurants throughout the Czech Republic.

In 2017, she established a new division focused on VIP catering for private jets, which is now in the hands of her brother, with a reputation as one of the best private jet catering companies in Europe. In recent years, she has moved around companies in various fields such as luxury concierge and private clinics, thanks to her knowledge and understanding of caring for more demanding clients.

GARNET CORNER je unikátní projekt 5ti luxusních vil v klidné rezidenční lokalitě, obklopený zelení a krásnou přírodou. Projekt jsme zaštiťovali tzv. od A do Z, od vytvoření loga, privátních webových stránek, přes neveřejný přímý prodej či cílenou inzerci, až k postupnému prodeji vil a předání novým majitelům. Úspěšnost prodeje je výsledkem komplexnosti naší práce, perfektní znalostí trhu a marketingu realitních nemovitostí.

GARNET CORNER SLIVENEC, Slivenec, Praha 5

Pro klienta jsme vyhledali vhodnou nemovitost, splňující jeho očekávání a vyhovující dané investiční strategii. Dalším úkolem bylo vyjednání co nejvýhodnějších kupních podmínek, koordinace due diligence a konečná administrativa spojená s poměrně komplikovanou transakcí. Tento obchod jsme úspěšně zrealizovali v rekordním čase 3 měsíců.

VILA NA HŘEBENKÁCH, Na Hřebenkách, Praha 5

Velkolepý luxusní projekt na břehu Vltavy a doposud nejdražší rezidenční byt v Čechách. Triplex s dalším patrem privátní terasy s výhledem na celou Prahu. Pro investora a původního majitele jsme přímou nabídkou zajistili kupujícího klienta a koordinovali veškerá jednání až k finálnímu předání nemovitosti. Transakce se podařila hlavně díky správně cílené nabídce, vytrvalosti.

ART CUBE, Janáčkovo nábřeží, Praha 5

Jeden z posledních projektů nové výstavby v historickém centru Prahy, kde se sloučila komerční část v přízemí a prvním patře s residenčního částí domu. I přes platná stavební povolení byl tento projekt náročnou výzvou pro realitní trh, kdy se pouze díky maximálnímu nasazení a pečlivé práci podařilo najít pro tuto transakci vhodného kupce.
